Why is curb appeal so important when selling your home?
Buyers will first see your home on the internet and then most likely drive by before even contacting their Realtor for a showing request or attend the open house. A home that has excellent curb appeal inspires confidence for the buyers that your home is as well maintained on the inside. In the case of this home I recently sold, the challenge was the house's exterior is older with a lot of character yes, unfortunately, I knew it would be judged from the outside and possibly not get people inside to see the modern updates. My strategy was to ensure the curb appeal, said, “welcome to this well cared for and updated home, come inside, look around, fall in love and make an offer! After my consultation with the homeowners, I shared my marketing strategy that I custom design for each client, which includes how their home is going to stand out, who we are going to market the home to, and how we are going to attract the right buyers. As well as providing professional staging advice, photographs, videos, and 3D floorplans, I always provide curb appeal suggestions- In this case, I suggested for the sellers remove the tree out front, which was a simple and effective solution to start with. I made a quick trip to the hardware store and replaced the exterior light and mailbox and added some plants,( ferns, grasses, and heavenly bamboo are a few of my faves.) These easy, almost free fixes did the trick! The client was thrilled with the result of selling fast and for top dollar!
