Happy New Year
2020 was a year filled with overwhelming challenges. There was pain and hurt, and many changes for all of us, for some more tragic than others. Weddings, celebrations of life, birthdays and parties were postponed or cancelled. Lives were lost. Lives changed forever. With constant shifting, we did though find our resilience and strength. We shared our appreciation for our essential workers from nurses, doctors, teachers, grocery store employees and more. We saw people get outside and enjoy nature more. We saw people get to know their neighbours, and even deliver their groceries. We saw companies revise their systems to a “there’s always a way” attitude to be able to continue to help their clients. And we saw people invest in their homes to create spaces inside and out they could work out in, work in, teach in and happily spend the extra time in. This past year I’ve focused on what matters most to me- my family, my health, my friendships, and my purpose: to gratefully share what’s possible so people can take action with confidence. The end of 2020 marks my 2nd year in a new career, a shift that unexpectedly has brought me more passion and commitment to my purpose. I’m grateful to my clients who trust me with their real estate goals, more than just a move, yet a collaboration, a relationship built on authenticity and trust, whether I’m selling their home, helping them find their next dream home and or investment property. 2020 goodbye, and yes thank you. All that being said, I’m ready to ring in 2021!
The news today of a COVID-19 vaccine arriving in Canada hopefully eases the stress and fear and sheds a grateful light at the end of this tunnel! Sold over the weekend and well above asking, my latest listing, a post and beam beauty brought 20 groups to view it in one weekend. 19 of the people who viewed the home are avid mid-century modern architecture fans and raved about the well-preserved beauty. The lucky new owners will retain the architecture and bring the gem back to its glory days!

And what another year it was! All our lives have changed including how we live and now often work in our homes. "Home prices have remained steady with minimal fluctuation over the last few months,” Colette Gerber, REBGV Chair said. “With increasing demand, REALTORS® have begun seeing multiple offers for homes priced competitively for today’s market. REALTORS® continue to optimize new technology tools and practices to help their clients meet their housing needs in a safe and responsible way. Over the last three months, home buyers and sellers have become more comfortable operating within the physical distancing and other safety protocols in place.”
And that is exactly what I am seeing. As well as having COVID-19 safety systems in place for my buyers and sellers, and offering virtual meetings, my latest listing in North Vancouver sold in 7 days and above asking, in multiple offers! Pricing right in any market is paramount. Some people want me to price their home high, others low. There are pros and cons to both. Priced too high, you risk being on the market longer than you may want, priced too low and you may be “leaving money on the table” as my mom used to say. What about the number? You’d be surprised how many buyers won’t see your home because of the number you put at the end! Setting your price right from the start will ensure you have a faster sale, and likely the best sales price that the current market will allow. Priced right- the only way to ensure your home is exposed to as many potential buyers as possible!
